GAISAN (概算)
Drop in the drawings. Get an itemized rough estimate and a question sheet.
GAISAN is not a final quote. It shortens the work before one: quantity take-off, matching unit rates, and collecting the questions. Feed it your past estimates and it writes the new one in your own items, rates and wording.
The product interface is currently in Japanese. Pilot (free) is running with Japanese contractors.
How it works
Upload past design documents together with the final estimates you issued. These become your estimating basis: items, unit rates, wording. Without them, GAISAN uses general reference rates and marks every line “to confirm”.
Pick the work type (e.g. apartment renovation, shop fit-out, interior demolition) and whether to estimate the whole job or by trade.
Upload plans, specs and site photos. Analysis starts; missing documents are flagged immediately.

Itemized estimate
Item, spec, quantity, unit, unit rate, amount, in your own item names and rates when past estimates are available.
Question sheet
Everything the AI could not decide, as questions. Answer one by one on LINE with a tap, or on paper and send a photo.
“To confirm” marks
Lines filled by assumption are marked. Only unmarked lines were read from the documents.
Scope during the pilot
- Work types
- Timber new-build and renovation, residential and shop interiors, plumbing and sanitary, electrical, demolition. Steel and reinforced-concrete structures are in preparation.
- Inputs
- Drawings (PDF, images), specifications, site photos, past estimates (PDF, Excel, Word).
- Devices
- Browser on iPhone, iPad and PC. No app install. Documents can also be sent through LINE.
- Pricing
- Free during the pilot. Afterwards, per project, counting only projects that produced a result; extra documents and re-analysis for the same project are free. Rates will be set from pilot results and announced in advance.
- IP
- Patent pending. Trademark application filed (mark + 概算 + GAISAN).
Data handling
Purpose of storage
Your drawings, estimates and Q&A are stored only as your company’s private reference, so the next project starts from what you already taught it.
No training
Never used to train or fine-tune AI models, shown to other companies, or pooled into cross-company price data.
Separation and deletion
Access is separated per company. Deletion, suspension and data return on request after identity check.
External AI
All analysis is operated by SDoS in Japan. Part of the processing uses an AI provider in the United States under terms that exclude training and delete data within 30 days.
